We're dedicated to a smooth move in for you. Prior to your move in we'll take special care to make sure there are no surprises on moving day. We want things to be right from the day you move in. We'll personally introduce you to your new residence and make sure it’s a great place.

Our Maintenance Service

Regular Maintenance
Our staff is trained to make proper and quality repairs as quickly as possible with no mess.  During the normal workweek, most repairs are completed within 24 hours.

Who to Call
For everyday, non-emergency maintenance you may email or call your manager. If you are calling, please speak clearly.  Leave your apartment address and a detailed description of the problem (please be very detailed). It's also very important that you leave your cell phone, work and home numbers (please leave all your contact numbers so we may reach you).

Seasonal Festivities and Decorations
We have regularly scheduled seasonal activities and decorations for our Communities to maintain a cheerful and festive environment. After all, who wants dull and drab when you can have fun and colorful!

Summer Pool Parties
Every June at our Communities with Pools we host a Saturday pool party with free food and beverages.  It’s always a popular and fun day to meet your staff and neighbors.

Holiday Season Activities for Kids
At  select communities we feature fun activities for the kids.  The following are a selection: Easter Egg Hunts, Christmas Decorating Contests, Santa Claus Comes to Town.

FAQs

How do I pay rent?
Make your check or money order made to Sun Residential, and send or deliver it to the Property Managers Office which manages your residence.  Please write your name and address on your checks to insure proper crediting to your account. Please note, we are not able to accept cash under any circumstances.

Why should I bother getting Renters Insurance?
Its required by your lease, and because its cheap and it protects you and your property.   For example, suppose an overflowing bathtub above your apartment or a windstorm causes water damages your personal property, renters insurance will often cover the loss.  It’s a bargain for renters and easily available through your auto insurance agent, or call the office for assistance.

May my room-mate be released from my lease if they move out?
The remaining roommate must re-apply on their own as an individual and qualify independently of the roommate that is moving out. Once approved, the roommate moving out must sign a Release and the remaining roommate an amended lease. An administrative charge of $100 will apply to the change.

Am I playing my music too loud?
Occasionally we receive a noise complaint about noise from an adjoining apartment.   Generally if you can hear noise coming from outside your apartment  it can be remedied by moving the speakers at least 6 inches above the floor, and 6 inches from the walls.  Also, keep the bass down since it reverberates through walls and floors. Sometimes,
it's just necessary to turn your music down to be a good neighbor.

May I get a cat or a dog?
You may only get a cat or a dog if your Property Manager approves it. Not all Sun Residential Communities accept dogs. A Pet rent of $25 will apply to cats and dogs, and a non-refundable pet deposit will apply.

Is it possible to transfer from one Sun Residential Community to another Sun Residential Community, or to another apartment within a Sun Residential Community?
If you are currently under a lease you may transfer, provided you pay a transfer fee equal to one month's rent at your current apartment. Please note, if you transfer from one apartment to another within a Sun Residential Community, you are normally permitted to either move only to another size apartment, for example you may move from a one bedroom to a two bedroom, but not from a one bedroom to another one bedroom.
