Accounting Our financial accounting utilizes state of the art property management software (Yardi Genesis). We provide detailed monthly accounting. Monthly financial reports are closed out and delivered within two weeks after the end of each month. We are able to generate any variety of financial reports for analysis purposes. On properties with over 20 units, monthly budgets are employed to maintain benchmarks for achieving income and expense objectives.
Leasing We have a staff of ten full time professional property managers and assistant managers involved in our leasing activities. Marketing programs for communities are established, executed, and regularly “tweaked”. Advertising through a variety of mediums is employed constantly adjusted to market response rates. Sun Residential is intensively market driven to successfully obtain new residents and to maintain existing residents through attentive, friendly service and aggressive lease renewals.
Resident Screening We utilize a point system that measures employment, rent references, credit, and police records for qualifying new residents. We verify and cross-check multiple sources of information in our qualifying process. The point system adjusts for credit risk by increasing deposit amounts.
Collections We have a detailed and consistent collection procedures to efficiently collect past due balances. Efficient attorneys and outside collection agencies are also employed.
Maintenance We have a staff of sixteen skilled and properly equipped full time maintenance technicians and utilize selected subcontractors for day to day maintenance as well as capital projects. Kitchen and bath remodeling, mechanical system maintenance and upgrades, energy management improvements, above and underground leak detection and repair, are all among the common assignments that we perform. Our continuing education programs help our staff maintain the skills required to execute quality work using the best and most efficient practices.
Emergency Maintenance We have emergency maintenance available 24/7 through our On-Call staff. At any one time there is are five On-Call personnel. Our emergency maintenance staff is well equipped for handling a wide variety of maintenance emergencies.
Grounds We manage various contractors for landscaping and grounds maintenance. We recognize that a property’s curb appeal is a key factor in the marketing formula for any property and we strive to maintain clean and attractive grounds and landscaping.
Energy and Water Consumption Management Inspections are conducted periodically to detect inefficient equipment and wasteful energy practices and when appropriate we institute corrective programs. As part of our services, energy usage and water consumption are compared to previous years to identify positive and negative changes in consumption rates. When wasteful utility consumption is determined various measures are employed to reduce consumption. Common projects we undertake are insulation additions, door and window replacements, and the installation and the monitoring a variety of chiller, boiler, and water heating controls.
Unit by Unit Inspections Annual unit inspections are made of residences by our staff for the purpose of determining housekeeping and maintenance needs.
Renovation & Repositioning Due to a variety of factors, properties may become obsolete within the marketplace and perform below their potential. These properties typically require re-capitalization and a complete plan to renovate and reposition the property. We have successfully managed the renovation and repositioning of over 900 units in the Louisville market ranging from urban historic tax credit renovations to garden apartment communities in excess of 200 units. |
